Analyzing leasing trends with Insights

Get Started with Insights

Use our Insights tool to understand market conditions instantly, view customized submarket growth rates, and generate assumptions for pro-forma financial statements.

1. From the table view, click the Expand button in the right corner.
2. Choose the metric you wish to analyze (Starting Rent, Effective Rent, TI, Free Rent, and Lease Term), your time period, and your moving average window.
3. View growth rates by clicking the line graph or view the distribution for a given data set by clicking the bar chart. 

View Your Graph

1. Recalculate your graph automatically by further refining your search using the filters on the left. 
2. Find the annualized growth rate calculations to the right of the graph. 
3. Hover over the trendline to see the average per month.
4. Click on Save Image to download the chart or Copy to Excel to paste the data to your clipboard.

Change the Timespan
Switch between four time periods: 1 Year, 3 Years, 5 Years, and 10 Years. Click on the dropdown menu to the right of the graph. 

Change Moving Average
Insights defaults to a 3 month moving average. To switch to another time window, click on the dropdown menu to the right of the graph. 

Starting Rent Trends
Change your chart type, time period and moving average window in the dropdown menu to the right of the graph to begin your analysis. 

Starting Rent, Effective Rent, Free Rent, and Lease Term Trends
To change your analysis, click on Attribute dropdown menu to the right of the graph. Then, choose your preferred attribute: effective rent, free rent, or lease term. 

Distribution Across Your Data Set
Click on the bar chart icon under Graph Type to view the distribution for a given data set. 

Tenant Improvement
Click on the Attribute drop-down menu to the right of the graph to switch to Tenant Improvement. 

Download the Insights Chart
Click the Save Image button to the right of the graph to download a JPEG of the Insights chart. 

Download the Data Shown within the Insights Chart
Click the Copy for Excel link to the right of the graph to copy the Insights data to your clipboard. Then open any spreadsheet and you are able to paste the data and customize your own chart. 

Insights Trendline
If there are fewer than 100 comps in your filtered data set, we plot dots instead of an average line.

Refine Your Analysis
With Insights, you can continue to use the filters on the left to further refine your trend analysis. The graph will automatically recalculate once a filter has been applied.
