Benchmarking Charts

All the charts on Portfolios are based on CompStak’s leasing data.

Portfolio Performance Distribution:

The Performance chart displays a distribution of risk and performance of properties in each of the selected portfolios.

High Performance: % of properties with higher rent than the market.

Low Performance: % of properties with lower rent than the market.

High Risk: % of properties with many leases expiring in the next 24 months.

Low Risk: % of properties with few leases expiring in the next 24 months.

Trends:

The Trends chart plots the moving averages of several portfolio lease metrics over time, for the portfolios selected for benchmarking.

You can use the Metric selector to switch between Net Effective Rent, Starting Rent, Lease Term, Free Rent and Tenant Improvement Allowance. You can also select a timespan between one year and 15 years, and adjust the moving average period.

Tenant Industry Distribution:

This chart breaks down the portfolio's tenant composition by industry to help you assess industry concentration risk and diversification, identifying which sectors contribute most to occupancy and rental income

Lease Expiration Chart:

This visualization shows the distribution of lease expirations across the portfolio, enabling you to anticipate potential vacancies, plan lease renewals, and assess long-term occupancy risks.
