Risk Analysis Charts

All the charts on Portfolios are based on CompStak’s leasing data.

Property Performance Matrix:

• The Property Performance Matrix plots the performance and risk of each property in the portfolio. You can click on any property in the chart for more detailed property information.
  
  
• Performance represents the property's rent compared with CompStak's Estimated Starting Rent. It is based on the dominant space type of the property, and excludes subleases.
  Performance: (AvgInPlaceRent - EstStartingRent) / EstStartingRent

• Avg. In Place Rent: calculated by weighting the rent of each lease by its square footage, providing a more accurate reflection of rental values.
  
  
• CompStak Estimated Starting Rent: an estimated rental price reflecting the current market value of this property. This figure indicates what the property might lease for today, taking into account historical data and lease conditions. Read this white paper to learn more.
  
  
• Risk: The percentage of lease SqFt expiring in the next 24 months.

NOTE: Only properties with a dominant space type of Office or Industrial are included.

Performance Distribution Chart:

• A bar chart version of the Property Performance Matrix, displaying a distribution of risk and performance of properties in the portfolio.

High Performance: Count of properties with higher rent than the market.

Low Performance: Count of properties with lower rent than the market.

High Risk: Count of properties with many leases expiring in the next 24 months.

Low Risk: Count of properties with few leases expiring in the next 24 months.

Upcoming Lease Expirations Chart:

This bar chart provides an overview of upcoming lease expirations within the portfolio. Users can analyze expiring leases based on:

Square Footage (SQFT) – Understand the total space affected by upcoming expirations.

Lease Amount – Identify the financial impact of expiring leases.

Lease Count – Determine the number of leases set to expire within a given timeframe.

Asset Type Breakdown – See how lease expirations are distributed across different prop

Top 10 Tenant Exposure Chart:

• This chart displays the top 10 tenants present in the selected portfolio, highlighting:

Square Footage (SQFT) occupied by each tenant.

Lease Amount tied to each tenant’s portfolio presence.

Lease Count to assess tenant concentration risk.

This visualization helps you monitor major tenant dependencies and potential risk exposure.

Top 5 Tenant Industry Chart:  

• This pie chart provides a breakdown of the top 5 tenant industries within the portfolio, categorized by:

Square Footage (SQFT) occupied by tenants in each industry.

Lease Amount associated with each industry sector.

Lease Count to evaluate industry concentration and diversification.

This chart helps you assess portfolio exposure to specific industries and identify diversification opportunities.
