Our Sale details page shows information about (1) the property, (2) the sale transaction, (3) active leases at the time of the sale and all previously recorded leases (4) similar sales, (5) the property competitive set, (6) the leases in the competitive set, and (7) the comp collection and verification details. > Transaction Details
The transaction details tab shows information about the sale transaction including total sale price, cap rate, true buyer and seller, etc. The notes section is any other relevant information to the sale that was added by our real estate analysts.
> Lease Snapshot
The lease snapshot shows both leases at the time of sale, and all recorded leases. You can view the full lease details by clicking on its respective row.
> Similar Sales
Similar sales shows information about similar property sales including the total sale price, buyer and seller, cap rate, etc. You can view the full sale details by clicking on its respective row.
> Competitive Set
You can view comparable properties in the market through the competitive set tab. CompStak automatically generates this competitive set based on nearby, similar properties, The properties will be displayed on the map for a better visualization - to download the map, click on the three dots at the top right of your screen and click on “download image.”
> Leases in Comp Set
Leases in Comp Set represent leases in the generated competitive set. The leases are displayed in a summary table containing information like tenant name, starting rent, net effective rent, term, etc. You can view all details about a lease by simply clicking on its respective row.
> Exporting and customizing sales reports
You can easily export your sale report through the “Transaction details” tab by clicking on “export excel” or “export PDF.”
Exporting your sale report as a pdf gives you flexibility in adding your logo and other custom details, as well as edit any fields you want.
