CompStak's lease comparables are crowdsourced from our users, providing key details like Starting Rent, Effective Rent, and Lease Type. The Lease Type indicates whether the rent quoted includes operating expenses (OpEx) that tenants pay back to the landlord.
As a result, net lease quotes are often lower than gross lease quotes, reflecting the difference in OpEx value. However, a net lease with a lower quoted rent isn't necessarily cheaper than a gross lease with a higher quote. The cost of operating expenses must be factored in to determine the true value of the lease.
